A rezoning for a potential storage facility on 4332 Ebert Road, which did not receive a planning staff recommendation, is up for review by the Winston-Salem/Forsyth County planning board Thursday evening.
City planning staff said the request has the potential to encourage future strip commercial development along the predominantly residential section of Ebert Road.
Petitioners are hoping to rezone the undeveloped 5.55-acre property into a general business special use from its current low density residential designation.
If eventually approved by the Winston-Salem city council, a 52,100 square foot storage facility with 357 units could be built on the land, which is directly across from another storage facility which was rezoned from a residential use in 2019.
City planning staff denied a recommendation of the rezoning in their report, which said the proposed storage facility would go against the existing area plan recommendation for low-density residential uses.
"Staff is further concerned about how this request would affect access to the schools which are located to the south along Ebert Road," the report read.
Kimmel Farm Elementary School and Flat Rock Middle School are located directly south of the proposed site.
Planning staff also said the request could discourage new investment and redevelopment of nearby West Clemmonsville Road and the Ebert Road Activity Center.
The request will be considered for a potential recommendation or denial by the Winston-Salem/Forsyth County planning board at 4:30 p.m. on Thursday on 100 W. 1st St. in Winston-Salem.
